Benitses Marina was a marina purchased through government tender. It was badly neglected and required a complete marina redevelopment. We saw the potential for it to be a world class boutique destination marina. The main challenge was that the marina was very small, making generating revenue tricky, since it was limited by how many berths could be developed. Our vision was to first develop the marina, and then to create a diversified revenue stream.
This is where our unique approach to creating destination marinas really excelled. By creating a state of the art boutique marina with high end amenities, we immediately attracted a high caliber of boaters that were willing to pay a premium for berths.
Next we focused on creating dining, shopping, and entertainment facilities that would attract boaters, locals, and tourists. In the first year in operation Benitses had shops, two food & beverage locations, hosted multiple events, and was even used as a location for the filming of My Big Fat Greek Wedding.
Benitises Marina generated revenues of over a million dollars in its first year of operation through a diversified revenue channel strategy.
This diversified revenue stream helped both the destination element, and the marina element work together. We had some boaters stop by just to get a taste of what they called the best coffee on the island at Captain Jacko’s, while others were attracted to the festive atmosphere and events that we put on. We were able to attract more boaters, increase slip rates, generate additional revenue from our entertainment facilities, and create a better customer experience.
This growth will continue with phase 2 of our development, which includes Water Sport Rental Center Super Yacht Expansion
